Flipping Homes Is Easier in 2010!

If you have been flipping homes the past couple of years, you should taken into consideration the 90 day seasoning rule that had prevented FHA home buyers from buying your home.  This means more holding costs and less profit to you the investor.

Great news for real estate investors this week.  HUD has announced that it will suspend the 90-day FHA seasoning rule effective February 1, 2010 and will last exactly one year.

Towards the end of last year we had been advising our clients to purchase rental properties with the purpose of cash flowing for 2 years and then selling them, BUT now we will be changing our message just a bit (we still love and prefer income producing properties) as this 90-Day Seasoning rule will only be waived for 1-year unless otherwise stated.  So, for 2010 let's find as many rehab properties as possible and make some money!

The Good Home Team has come across a ton of properties that would be great flip candidates lately.

If you are an investor looking for flip properties please email us at Main@GoodsHomes.com and you will be added to our investor email list.  We send out properties when we find them.  Cash investors are highly favored when bidding on these properties but The Good Home Team has several hard money lenders that can loan on the sales price plus the repair amount!

The Good Home Team with Keller Williams Realty is an experienced invest team that can help investors locate income producing properties, rehab/flip properties, as well as multi-family investments (i.e. small to large apartment complexes).  We have connections with several highly rated hard money lenders, inspectors, and contractors.  Let us help you break free from the rat race in 2010!

To Get The Most Up-To-Date Foreclosures in Dallas and surrounding areas you can go to www.123HomeSolutions.com or email us at Main@GoodsHomes.com and tells us what you are looking for!

Have a wonderful and prosperous 2010!
